Phase 1: Free Confidential Assessment
The process begins with a free on-site assessment where our team evaluates hoarding severity using the ICD Clutter-Hoarding Scale, identifies biohazard conditions, assesses structural concerns, and develops a room-by-room plan. You receive a written quote with no hidden fees before any work begins. For occupied properties, we coordinate with the resident and any family members to establish a pace and process that respects dignity.
Phase 2: Setup and Containment
Before any items are moved, the team sets up HEPA air filtration units, establishes containment zones for biohazard areas, and positions exterior bins or trucks for removal. We arrive in unmarked vehicles. Neighbours will not know why we are there.
Phase 3: Systematic Sorting
Items are sorted into categories: keep, donate, recycle, and dispose. The resident or family members are involved at the level they are comfortable with. Nothing is discarded without authorization. Potentially valuable items are flagged for appraisal. Donation items are separated for delivery to GTA charities.
Phase 4: Biohazard Remediation (If Required)
Once items are removed from a space, biohazard conditions - mould, animal waste, pest damage, or contaminated surfaces - are addressed using Health Canada-approved disinfectants and proper containment protocols. This phase cannot be skipped even when it adds cost - untreated contamination continues to cause structural and health damage.
Phase 5: Deep Clean and Restoration
Every surface is deep cleaned and sanitized. Structural repairs, if needed, are coordinated. A final walkthrough is completed with you before the job is considered complete. Before-and-after documentation is provided. The property is left in a condition that passes city property standards inspection.
Timeline
