Extreme Cleaning vs Standard Cleaning: What Is the Difference?

What Is Extreme Cleaning?
Extreme cleaning is a category of professional cleaning that addresses properties where standard cleaning methods are insufficient due to the volume, type, or hazard level of the contamination present. This includes severe hoarding situations, gross filth conditions, properties with long-term neglect, vacant properties with pest or moisture damage, and properties where hygiene has broken down to the point of requiring remediation rather than maintenance cleaning.
The term is broad - in practice, extreme cleaning jobs range from heavily neglected rental units to Level 4-5 hoarding properties requiring full biohazard remediation as part of the scope.
How Extreme Cleaning Differs from Standard Cleaning
- Volume: Standard cleaning removes surface dirt and organizes existing contents. Extreme cleaning involves removing large volumes of material - bagging, hauling, and disposing of accumulated clutter, damaged furnishings, and contaminated items.
- Biohazard assessment: Standard cleaners are not trained or equipped to identify or handle biohazard material. Extreme cleaning teams assess for and remediate mould, pest waste, sewage contamination, and biological material as part of the scope.
- Equipment: HEPA vacuums, HEPA air filtration units, hospital-grade disinfectants, PPE, and industrial cleaning equipment are required for extreme cleaning that is not used in standard residential cleaning.
- OHS compliance: Ontario's Occupational Health and Safety Act has specific requirements for workers handling biohazard material. Standard cleaning companies operating in these conditions are not compliant - creating liability for the property owner.
- Documentation: Extreme cleaning on rental or estate properties requires written before-and-after documentation, disposal manifests, and often a certificate of decontamination - none of which standard cleaners provide.
When You Need Extreme Cleaning Instead of Standard
- Standard cleaners have assessed the property and declined the job or quoted a price that reflects the scope
- Rooms in the property cannot be fully accessed due to accumulated material
- There is a strong odour throughout the property even with windows open
- Visible mould, rodent activity, or pest damage is present anywhere in the home
- The property has been vacant for more than 6 months
- Previous cleanup attempts have not resolved the underlying conditions
- The property needs to meet a minimum standard for sale, rental, or insurance purposes
What to Look for in an Extreme Cleaning Company
Any company offering extreme cleaning services in Ontario should have WSIB coverage and documentation, biohazard remediation certification for their crew, WHMIS training, OHS Act compliance procedures, and a clear process for identifying and escalating biohazard conditions discovered mid-cleanup. They should provide written quotes, not verbal estimates, and have experience with properties at the severity level of yours.
